Your Estimated Approval Range
How to Interpret Your Affordability Snapshot
Why GDS & TDS Matter
Lenders compare your monthly housing costs and total debts to your gross income. Keeping GDS at or below 39% and TDS below 44% improves approval chances.
- Lower debts or higher income increases your max purchase price.
- Reducing fixed costs (taxes, heating, condo fees) frees up borrowing power.
Stress Test vs. Actual Payment
The stress test qualifies you at 7.49%, even if your contract rate is 5.49%. Your true monthly payment could be lower than the qualifying payment we show.
Increase Your Budget
- Pay down revolving debt before you apply.
- Consider a longer amortization (30–35 years) to reduce monthly payments.
- Add a co-borrower with verifiable income.
Affordability Calculator FAQ
National Home Realty Team answers the most common questions Toronto and GTA buyers ask when planning their budget.
Does this calculator replace a mortgage pre-approval?
No. It is an educational tool that follows current stress test guidelines. A licensed mortgage broker will verify income, debts, and credit to issue a formal pre-approval.
What interest rate should I enter?
Use the rate you expect to receive from a lender. The calculator automatically applies the Canadian stress test (rate + 2% or 5.25%, whichever is higher) for qualification purposes.
How accurate are the GDS and TDS ratios?
They are calculated using industry-standard thresholds (39% / 44%) and the values you entered. An advisor may use a slightly different formula depending on lender guidelines.
Can I change the amortization period?
Yes. A longer amortization spreads payments over more years, lowering the stress-tested payment and increasing the mortgage amount. Keep in mind that insured mortgages are capped at 25-year amortizations.
