Worked example: selling and buying at $1,000,000

Buying. Cooperating commission at 2.5% of $1,000,000 is $25,000. An offer in days 1 to 7 returns 50%: $12,500. Selling. A 2.5% listing commission is $25,000 + $3,250 HST = $28,250. NHR's flat fee is $6,000 + $780 HST = $6,780. You keep $21,470 more. Together: up to $33,970 ($12,500 + $21,470) on a $1,000,000 purchase and a $1,000,000 sale. The flat fee covers the listing side only. Any commission you offer a buyer's agent is separate.

FAQ — Cash Back Realtor Toronto

What is a cash back realtor?

A cash back realtor is a licensed agent who shares part of the buyer-agent commission with you after your purchase closes. Buyer-side commission in Toronto is often 2% to 2.5%, and our examples use 2.5%. NHR returns up to 50% of the cooperating commission it receives, with full-service representation.

How much cash back can I get in Toronto?

On a $1,000,000 home with a 2.5% cooperating commission ($25,000): $12,500 (50%) if your offer is submitted in days 1 to 7, $8,750 (35%) in days 8 to 14, and $6,250 (25%) in days 15 to 21. The average NHR buyer receives about $12,500. After day 21 the rebate is set in your written agreement. The commission NHR actually receives sets the final amount.

How does the timing work?

The clock starts at your first showing with NHR, or when we first prepare an offer if there was no showing. The tier is set by the date your first offer is submitted and is locked in even if negotiations run longer. The clock does not restart if an offer fails or you switch properties.

When do I get my cash back?

After the purchase closes, title transfers and NHR receives the cooperating commission. The rebate is paid at closing and shown on your closing statement.

Are buyer rebates legal in Ontario?

Yes. Ontario brokerages may rebate part of their commission to a client when the arrangement is disclosed in writing and documented in the buyer representation agreement. Your rebate terms are in writing before you buy.

Do I still get full service?

Yes: MLS access, showings, market analysis, offer preparation, negotiation, inspection coordination and closing support. The rebate does not reduce service.

Does cash back apply to new-build or builder purchases?

Builder agreements may limit or exclude rebates. Send us the builder contract before you sign and we will tell you what applies.

I'm selling and buying. Can I use both?

The $6,000 + HST flat fee applies to the listing of your current home. Cash back applies to your purchase. Ask us for both in writing.
